These numbers cover the three months ending August 31, 2026. As of October 17, 2026, that is the freshest picture we have of North Myrtle Beach.

Realtor.com reported that mortgage rates topped 7% in September 2026. That is real pressure on buyers. But inside North Myrtle Beach, one ZIP code barely flinched.

The number that changes what you should do

ZIP 29568 had just 3 months of supply, per the Real Estate Data Aggregator. That is tight. ZIP 29582 had 5.6 months. Same market, very different feel.

ZIP 29568: the tighter side

The Real Estate Data Aggregator counted 432 homes sold in ZIP 29568, up 35% from the same three months in 2025. That is a big jump.

Homes for sale there fell 21.1% year over year, per the Real Estate Data Aggregator. More buyers, fewer choices. That is why supply tightened.

Pending sales in ZIP 29568 rose 9.9% year over year, per the Real Estate Data Aggregator. The pipeline is filling, not emptying.

What 22.1% under contract in two weeks means for buyers

The Real Estate Data Aggregator found that 22.1% of homes in ZIP 29568 went under contract within two weeks of listing. That is roughly 1 in 5.

If you are buying in that ZIP, being pre-approved and ready matters. Not every home moves that fast. But a real share of them do.

Sellers: pricing still does the work

Even in ZIP 29568, only 10.9% of homes sold above list price, per the Real Estate Data Aggregator. That means nearly 9 in 10 did not.

The average sale came in at 98.3% of list. So sellers got close, but not over. Smart pricing is still the job.

Realtor.com also reported that price cuts hit 4-year highs nationally in September 2026, and median list prices in the South fell 2.4% year over year. That is the wider backdrop. North Myrtle Beach held up better than that, but it is good context.

ZIP 29582: more room, more time

ZIP 29582 is not struggling. The Real Estate Data Aggregator counted 458 homes sold there, up 1.8% from last year.

But at 5.6 months of supply and 86 median days on market, buyers have more choices and more time to decide. Sellers face more competition.

North Myrtle Beach overall

Across both ZIPs together, the Real Estate Data Aggregator counted 890 homes sold, up 15.6% from the same three months in 2025. That is a solid gain.

Homes for sale across both ZIPs dropped 19.4% year over year. New listings were up 15.1%, so sellers are coming back. But inventory is still lean.

Nationally, the National Association of Realtors reported that existing-home sales rose 1.5% in September 2026, reaching 3.99 million units. North Myrtle Beach outpaced that national trend.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The 4.7% gain in ZIP 29582 and the 3.7% gain in ZIP 29568 both beat that national number.

A note on rates

Realtor.com reported rates topped 7% in September 2026. CNBC reported that Fannie Mae forecasts the 30-year fixed rate at 7.5% for all of 2027. That is real.

CNBC also noted that pending home sales were down 8.5% year over year nationally in September, per Zillow. North Myrtle Beach pending sales were up 4.5% over the same stretch. This market is moving against that national tide, at least for now.

Also worth knowing: in Horry County, a primary residence is taxed significantly lower than a second home or investment property. If you are buying here to live, ask me about that. It can change your math.

In short
  1. ZIP 29568 is the tighter side of North Myrtle Beach right now.
  2. Three months of supply, 81 median days on market, and more than 1 in 5 homes going under contract within two weeks.
  3. ZIP 29582 is moving too, just with more breathing room.
  4. Sellers in both ZIPs still need sharp pricing.
  5. Most homes did not sell over list.

One last thing: these are ZIP-code averages. One street can read very differently from the whole ZIP. If you want to know what the numbers say about your specific address, just reach out.
