Greensboro has more choices now, but buyers are still writing offers

By Heather Brooks

Here's the one thing every Greensboro homeowner should know right now. The Real Estate Data Aggregator counted 610 homes for sale across the five main ZIP codes in the three months ending August 31, 2026. That's up 21.3% from the same stretch a year ago. More choices for buyers means pricing and prep matter more for sellers.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Greensboro fits that pattern. But here's what's different locally: buyers haven't stepped back. The Real Estate Data Aggregator counted 578 pending sales across Greensboro in that same period. Offers are still happening.

Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That's real. It does slow some buyers down. And Realtor.com found 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Worth keeping in mind if you're pricing a home right now.

What each ZIP code actually did

Greensboro isn't one market. Each ZIP code tells its own story. Here's what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.

The ZIP codes up close

ZIP 27410 had the highest median sale price, $395,000, up 5.3% from a year ago, according to the Real Estate Data Aggregator. It also had the most homes sold: 191. But homes for sale there rose 22%, and pending sales slipped 8.8%. Sellers in 27410 have more competition than they did last year.

ZIP 27406 saw the biggest price jump. The Real Estate Data Aggregator put the median sale price at $285,000, up 14% year over year. Sales rose 8.5% and pending sales climbed 6.5%. The catch: days on market stretched to 44, which is 10 days longer than last year. Homes are still selling, just not as fast.

ZIP 27407 includes Sedgefield and runs along the southwest side of town. The Real Estate Data Aggregator showed a median sale price of $270,500, down just 0.7% from a year ago. The speed story is the best of any ZIP here: 46% of homes went under contract within two weeks, up 6.5 points from last year. Days on market held steady at 34.

ZIP 27408 covers the Irving Park area. The Real Estate Data Aggregator counted a median sale price of $321,000, down 23.8% from a year ago. That's a notable dip. Homes sold here rose 4%, but days on market jumped 12 days to 41. Nearly 1 in 4 homes, 23.1%, still sold above list price, so it's not a slow market, just a recalibrating one.

ZIP 27409 is the one that warrants a closer look. The Real Estate Data Aggregator counted 42 homes sold, down 31.1% from a year ago. Pending sales fell 33.8%. Median days on market hit 53, up 19 days from last year. Only 27.9% of homes went under contract within two weeks, down 27.5 points. If you own in 27409, pricing carefully matters more right now than anywhere else in Greensboro.

The national picture, in plain terms

The National Association of Realtors reported that existing-home sales rose 1.5% in September 2026, reaching 3.99 million units. Inventory nationally climbed to 1.60 million homes. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, with a 0.3% gain just from June to July 2026. Prices are still moving up nationally, just at a slower pace.

What this means if you're selling

More inventory means buyers have options. Realtor.com found that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. The homes that sold fastest in Greensboro, the ones in 27407 and 27410, still averaged 34 to 36 days. That's not slow. But the gap between a well-priced home and an overpriced one is wider now than it was a year ago.

What this means if you're buying

More homes to look at is genuinely good news. But rates above 7%, as Realtor.com reported, are real math. Run your numbers carefully. And know that well-priced homes in the Sedgefield area and 27410 are still moving quickly. The Real Estate Data Aggregator showed 46% of 27407 homes went under contract within two weeks. Being ready still matters.

In short
  1. Greensboro inventory is up 21.3%, but 578 homes are already pending.
  2. Most ZIPs are still moving.
  3. The slowest ZIP right now is 27409, where sales fell 31.1% and days on market hit 53. The fastest is 27407, where 46% of homes went under contract within two weeks.
  4. One street can read very differently from the whole ZIP code.
